Why I Did This Audit
In April 2026, I started noticing a consistent pattern. Clients were coming to me with websites built in the last 6 months that were getting zero organic traffic. Not declining traffic. Zero. I wanted to understand whether this was sector-specific or a broader Dubai market problem. So over 4 weeks I audited 50 real Dubai business websites across 8 industries using Screaming Frog, Ahrefs, Google PageSpeed Insights, and manual review -- plus direct Google Search Console access for clients who gave permission.

The Core Findings -- All 50 Sites

The finding that shocked me most: 98% of these Dubai websites -- including sites of established businesses spending AED 20,000+ per month on Google Ads -- appeared in zero Google AI Overviews for any of their commercial keywords. They are completely invisible in the fastest-growing segment of Google search.
Industry-by-Industry Breakdown
Real Estate (8 Websites Audited)
The Dubai real estate sector has some of the most expensive advertising cost-per-click in the market -- yet organic foundations are almost universally weak across every agency I audited.
Dental and Medical Clinics (9 Websites Audited)
Most common critical issue: Eight of nine clinics had a single Services page listing all treatments with no dedicated pages for individual procedures. No standalone page for dental implants, teeth whitening, or orthodontics -- each carrying substantial search volume in Dubai.
Biggest missed opportunity: No individual doctor profile pages. Patients in Dubai search specifically by doctor name and specialisation. None of the nine clinics had individual profiles for their doctors, losing all branded and specialist search traffic.
Average Google review count across the nine clinics: 34. Average for the top-ranking Dubai clinics in the same categories: 186. The review gap is the primary ranking gap for most Dubai clinics.
Ecommerce and Shopify (10 Websites Audited)
The 5 Issues That Appeared on Almost Every Site
Issue 1: The Author Anonymity Problem (96% of Sites)
48 of 50 Dubai business websites had no author attribution on their content. Blog posts written by "The Team." Service pages with no indication of who created them or what their credentials are. Post-March 2026 Core Update, Google's E-E-A-T evaluation means anonymous content starts at a significant trust deficit. The fix is straightforward: name every piece of content, link the author to a LinkedIn profile, add credentials.
Issue 2: The Schema Blindspot (94% of Sites)
FAQ schema takes 30-45 minutes to implement per page. It directly increases Google AI Overview citation probability. It generates People Also Ask appearances without needing top-10 rankings. And 47 of 50 websites I audited had zero schema markup anywhere on the site. This is the highest-leverage technical SEO action available to most Dubai businesses right now.
Issue 3: The Speed Penalty (76% of Sites)
Dubai's audience is 92% mobile. 76% of the websites I audited loaded in over 3 seconds on mobile. The most common cause: uncompressed images. The fix takes 2-3 hours and costs nothing. Use WebP format, compress every image before upload, and run Google PageSpeed Insights to identify the three biggest culprits. This is the first thing I fix for every new client.
Issue 4: The Thin Content Trap (78% of Sites)
Post-March 2026 Core Update, service pages under 500 words with generic content are actively depressed in rankings. 39 of 50 websites had service pages of this type. Several had pages under 200 words targeting competitive Dubai commercial keywords. The March 2026 Information Gain signal specifically penalises content that does not add original value. Generic AI-generated service descriptions are the worst-performing content type in Dubai search right now.
Issue 5: The GBP Neglect Pattern (82% of Sites)
42% of the websites I audited were spending money on Google Ads to drive paid traffic -- while their Google Business Profile was incomplete, had unanswered reviews, and had not been updated in months. They were paying to acquire bottom-funnel traffic while their top-funnel local presence was actively losing them customers to competitors who had stronger GBPs.
What the Top Performers Had in Common
Of the 50 sites audited, approximately 6 were performing well organically. Every one of them had the following:
- Named, credentialled authors on every content page with real LinkedIn profiles linked
- Service pages of 1,200+ words covering every customer question about that service
- FAQ schema on every service page -- minimum 5 questions, validated with Rich Results Test
- Google Business Profile updated at minimum weekly with new photos and posts
- At minimum 50 Google reviews with new reviews being collected consistently
- Mobile page speed under 2.5 seconds -- images optimised, unnecessary scripts removed
- Internal linking: every service page linking to at least 3 related blog posts and vice versa

Why is the Google AI Overview visibility stat so low?
AI Overviews preferentially cite content that directly answers the searcher query in structured format, has clear author attribution, and uses FAQ schema. Virtually no Dubai business website has all three of these. The sites that do appear in AI Overviews for Dubai commercial queries are almost exclusively large directories or news publications -- not individual business sites.
